Rental Requirements

  • $79 Application Fee per Adult.
  • Anything other than perfect rental history will result in a review by the senior property manager.
  • Applicants with verified income of 4x the rent or higher will automatically satisfy the income requirement.
  • Income between 3x–4x the rent may be approved with an increased security deposit.
  • We use a point-based credit evaluation system that accounts for recent late payments, collections, and evictions. A score of 650 or higher satisfies the credit history requirement. A score between 600 and 649 satisfies the credit history requirement with a 2x security deposit, and any score below 600 results in denial.
  • If an applicant is initially denied, they still have three alternative ways to qualify:
    • Showing liquid assets equal to 3x the total annual rent
    • Paying the full lease term upfront
    • Providing a qualified co-signer (who must fully qualify on their own)
    • Please note that these alternative options do not apply to applicants with evictions or collection accounts owed to a previous landlord.
    • Criminal convictions will be reviewed on a case-by-case basis. Felony convictions within the last 10 years and/or any convictions involving violence, sexual offenses, or crimes against persons or property may result in denial of the application. We consider the nature and severity of the offense, the time that has passed since the conviction, and any evidence of rehabilitation.
